Before traveling or ordering, confirm the producer, current inventory, harvest season, pickup location, accepted payment methods, and whether an appointment is required.

Ask how it lives, how it ages, what it costs to operate, and whether it can change when your family does.
THE BUILDER CHECK

Verify the company behind the house.

Check licensing where required, insurance, references, completed work, complaints, inspections, allowances, change-order rules, warranties, payment schedule, and the complete written contract.

THE HOT-WATER WALK

How far is the water heater from the showers and kitchen?

Long pipe runs mean more waiting, more wasted water, and more heat lost before hot water reaches the room.

BUILD TO EXPAND

Can the house accept another bedroom, bath, suite, or enclosed living area?

Ask which walls carry weight, where utilities run, whether the roofline allows expansion, and what setbacks permit.

THE LAND UNDER IT

What does the soil, drainage, flood map, slope, and foundation require?

The countertop is visible. Water movement and soil behavior can become the expensive part.

THE NEXT GENERATION

Could an older parent or adult child live here with dignity?

Look for a bedroom and full bath downstairs, wider passages, low-step entry, privacy, and space that can change purpose.

POWER FOR LATER

Is the electrical panel ready for solar, batteries, an EV, a workshop, or another room?

Future capacity is easier to plan before the walls close.

WHERE TO BUILD

What will the drive, taxes, insurance, utilities, healthcare, internet, and growth actually cost?
